seller's Guide

You may feel it’s time to move, but you keep asking yourself ” should I really sell my house?” After all, this is the house you made all your memories in, it’s the house you’re comfortable living in. Almost every seller goes through this mental process but it’s perfectly reasonable to be thinking in that way. 5 Things To Consider When Selling

Before you even start the selling process consider these 5 reasons before you decide to sell your home.

  • Have Equity On Your Side
  • Have Manageable to No Debt
  • Can Pay Off Debt Or Buy More Assets
  • Want To Live In A Better Area
  • Emotionally Prepared

So why are these 5 reasons important considerations? When it comes to equity, unless you are in a troublesome situation, it is always best to sell your home when you own more equity. As for debt, I recommend to review your debts and ensure that you can manage or pay them off if you sell your home. This includes: credit cards, loans, car payments, and other liabilities. If you’re in the ideal situation of wanting to sell your home to buy another asset, then I highly recommend doing so. You might find yourself in a situation where you’re just not happy with where you live. In that case, selling your home to buy a nicer home may be a good move. Lastly, you should consider, the emotional process. Selling your home may not be something you’re ready to do; so take the time to process why you’re moving and if it is something you are truly prepared to do.

Prepared for repairs?

Deciding whether to sell your house as-is or to invest in repairs will likely depend on several factors, including the condition of your house and the housing market.

There will be times when a broken-down home will sell for a significantly greater amount than it normally would because there are more buyers on the market. On the other hand, a home that was built from the ground up may not sell for anything near its worth because there aren’t enough buyers on the market. Be sure to speak to your agent about the condition of your home and if making repairs will be the best choice for you.

Best Time To Sell

Almost every seller asks, “what’s the best time to sell my home?” The answer is, no one has a definite answer, its all about the market conditions. So what should you keep in mind when choosing when to sell?

  • Market & Home Conditions
  • Pricing
  • Weather
  • When It Makes Sense For You

In short, ensure your home is marketable. In other words, does your home fit the buyer’s standards. You can request a free home evaluation to ensure your home meets the market’s standards and find out how much you could make from the sale of your home.

Pricing Your Home

There are a number of things to consider when attempting to price your home. As mentioned above, a home evaluation would be a great way to start looking at what you can price your home at. Consider the features of your home such as:

  • Location
  • Number of Bedrooms
  • Number of Bathrooms
  • Age of Home
  • Renovation
  • Up To Date
  • Amenities
  • Features
  • Parking
  • Energy Efficiencies
  • Outdoor Spaces

All of these features could help boost the price of your home.

Showcasing Your Home

When it comes to showcasing your home things like vacating, cleaning, depersonalizing and staging are crucial to elevating your home’s appeal.

Home staging refers to preparing your home to sell so it appeals to the most potential buyers who will pay the highest possible price. The living room, kitchen, bathrooms, bedrooms, and outdoor living spaces are all important areas to focus on when staging your home. A few recommended home staging tips are to declutter, clean or replace your appliances so they look new, remove any personal items such as photos and get rid of odors!

Final Stages Of Selling

During the escrow process, buyers will typically be responsible for producing the funds or securing the loan necessary to fund the transaction, as well as making a good faith deposit upfront. Sellers will be required to provide disclosures for certain information during the escrow period, such as who the lender on the current mortgage is, information on property taxes, the homeowner’s associated, and homeowner’s insurance.

You can also expect inspections during this time. Typically, this is when the buyer will ask you for repairs or credits on the home. As for closing costs, it can reach up to 8% to 10% of the sale price of the home. However, during your escrow, you can work with your realtor to lower your closing costs and use your inspection report to your advantage.

While it may be tempting to overlook all these aspects and just wing it, it’s better not to get caught blind-sighted. Make sure that you get an agent that can help you with the selling process step by step. You can learn more about the seller process by requesting your free Seller’s Guide here.
